“Currently, the real estate market is buoyant with steady demand for all kinds of properties. While the realty market was robust during COVID-19, developers were seen selling their old inventories. However, now the market is abuzz with fresh concepts and buyers are readily accepting them. New launches were seen in 2021 with metros and Tier 2 cities performing well. With an aim to stand out amidst the competitive clutter and providing an aspirational lifestyle to the home buyers, developers are continuously coming up with new themes in their projects. Touted as a unique marketing technique, these theme-based projects have enough to offer to the seekers. Most developers today have been thinking about sustainability and preservation of surrounding nature. With the interests inclined towards resource conservation becoming common in today's world, the theme-based homes with proper facilities of sustainable and eco-friendly living is gaining prominence. Some themes are focused on specific target audiences like children, millennials, senior citizens, youngsters, among others to engage and interact with them efficiently. Interesting subjects like Geography, Technology, History, Sports, and different culture and lifestyle are also kept in mind while planning on a theme-based project. Hence buyers with an interest and inclination to such subjects find an instant connection with the project and thereby the developer,” Ashish Narain Agarwal said.

It is pertinent for developers to understand the aspirations of the buyers and experiment with new trends, ideas and concepts. As we move ahead, it will be interesting to watch how the trend of theme-based projects progresses.

They expect a tinge of classic lifestyle in their apartments and projects. The buyers look out for exemplary designs intertwining with unique themes. Buyers have realized the need for seamless and functional spaces during and after the pandemic. The home buyers are looking out for the best liveable spaces for their families to spend with safety and security. One can easily say that theme-based homes are one of the driving factors for the demand in the real estate market. Presently, developers are experimenting with concepts that revolve around nature, greenery, geography, IT, history, sports, space, history or ancient period, games, technology, and are also focusing on designs that correlate with specific countries like Egyptian, Roman, Balinese Moroccan, Spanish and Mediterranean among others.”
