After seeing a lull during Gudi Padwa, developers have pounced on Akshaya Tritiya to lure home buyers with plum deals, but with a caveat: due diligence before buying a property is a must. Ashok Mohnani, chairman, Ekta World, said customers are inundated with great offers and discounts, but it is important to do one’s research.  “After implementation of RERA and GST, it is easier to buy a home, especially on this occasion,” he said. He said there can be a thrust in demand in the city with Ready Reckoner rates remaining unchanged and the Prime Minister’s affordable housing scheme under way. “Many developers are offering freebies and flexible payment options, which might boost the property sales.” said Dharmesh Jain, CMD, Nirmal.

Builder Dhaval Ajmera said the festival is known to generate sales. “A favourable response  is expected due to reforms such as RERA, which have boosted buyer’s confidence. Housing market is forecasted to be very bullish.”  Talking about discounts, Farshid Cooper, Managing Director, Spenta Corporation, said, “On Akshay Tritiya, buyers will enjoy a range of freebies on purchase of property provided by Spenta. For our project at Chembur, Altavista, we will be offering a discount of up to Rs 10.86 lakh for all buyers.”

In the far suburbs, developers are even offering flats without stamp duty, registration fee and GST. “There are various schemes which developers offer during this time, from no EMI until possession, cash discounts, home appliances, homes via lucky draw, to amenities like free car parking, free club memberships and zero annual maintenance fee,” said Mohnani. “We are offering schemes like 5% payment now and 95% on possession for Ekta Tripolis Goregaon.”

Project launches are also the norm on Akshay Tritiya. Marathon Group, for instance, launched a project with 1 and 2 BHK’s in Mulund.
