The Brihanmumbai Municipal Corporation (BMC) is the implementing agency for the implementation of the Development Plan (DP) 2034 for Mumbai. Although the DP was approved by the state government on Tuesday, the implementation can start only after minimum one and half month. The Municipal Commissioner, Ajoy Mehta informed that the government notification for the new DP will be signed in the next 15 days and one month after the notification, the civic body can start the implementation of the DP.

The civic officials hinted that BMC would prioritise the acquisition of land to provide more open spaces and public amenities. BMC expects the accommodation reservation policy in the new DP, wherein builders will get additional construction rights as incentive, to pave the way for increasing space for public amenities.

The government has claimed that under the new Development Regulation and Promotion Rules for DP 2034, eight million new jobs will be created by 2034 and one million affordable housing by 2022. The BMC chief informed that 330 hectares of salt pans and 21 hectares of special development zone land will be used for construction purpose to facilitate the same.

However, town planners have lashed the new provisions as providing more benefits to builders than to poor.

Town planner and housing activist Chandrashekhar Prabhu said, “It will be foolish to believe that Mumbai will get 10 lakh jobs through commercial development. It will just benefit the builders. Does the BMC have the required area and infrastructure in place to commercially develop in the next four years?”
