Good news! Mumbai property owners near Metro may get this big booster shot
The state government is working on commissioning a transit-oriented development (TOD) model for Metro routes being commissioned in the Mumbai Metropolitan Region (MMR), beginning with the 16.5-km Metro-7 route between Dahisar East and Andheri East as a pilot project. There are plans to extend the route to Bhayender East and the Airport.
Mumbai property owners near Metro may just get this big boost. Buildings on the periphery of Mumbai Metro railway corridors may get higher floor space index (FSI) for redevelopment, but at a premium. Residential and commercial areas in the influence zone of Metro routes will be allowed to develop in a denser manner through land uses that support access to public transport.

“We will be floating a Request For Proposal (RFP) for the appointment of consultants to identify stations on the corridor and grade them according to the potential,” said BC Khatua, project director of the state government’s think tank and policy incubator Mumbai Transformation Support Unit (MTSU).
The consultants will suggest the FSI to be given, premium that may be charged, planning tools and the type of development (residential or commercial) to ensure the highest monetisation without compromising on the city’s integrated development plan.
