Owning a home is always nice for any home buyer but people often hurry as one month delay would cost them one-month rental. However, property experts are of the opinion that it is always dangerous as hurried decisions may create worry for the home buyers. It is advised that one should cross-check the papers, title of the property, its chain and other documents and if possible get legal support that costs from Rs 3,500 to around Rs 50,000, depending upon the price of the property. Some times, people rely on the bank lawyers as banks too cross-check the title and other documents before approving the home loan but it's not the right way.

Speaking on the measures that a home buyer must take before buying a resale property Ankur Dhawan, Chief Investment Officer at PropTiger told Zee Business online, "Ensure that the documents being provided to you are not colour photocopies. Check the internet for other modus operandi to fraud and ensure clear title to the asset. Seek advice only from authentic sources such as your bank and lawyer." However, he said that before hiring a lawyer, a home buyer must check the authentic papers and apply for a home loan as it also does some cross check about the authenticity of the title and other documents but doesn't rely on bank advise.

"Even if the bank has approved your home loan, take advise from a lawyer, whose charges varies from Rs 3,500 to Rs 50,000 depending upon the price of the property because it has been found that banks are approving home loans under their target pressure," said PropTiger CIO adding, "Get the no encumbrance certificate to find the true title holder and if it is mortgaged to any financier. Obtain all tax papers to ensure that all documents are up to date."

Speaking about the types of resale property and the measures a home buyer can take before going to a lawyer Rakesh Yadav, CMD, Antriksh India Group said, "If a person is buying a developer's property which is for resale but the possession hasn't been given, then it's easy for a home buyer to cross-check the authenticity of the flat as one need to visit the builder's office and ask for the details of the unit and the unit owner. But, in case of delivered units, one needs to do the internet search as properties are now uploaded on the website of the authorities under whose purview it falls. So, an internet search would be enough to give the initial details that a home buyer can get on his or her own."
